What Biltmore Forest is built from
A separate incorporated town chartered in 1923 on Biltmore Estate land that was sold off after the 1916 flood damaged the estate, with the first houses built along White Oak Road. Large houses on wooded acre-plus lots under mature canopy, heavy on stone, slate, timber and deep hearths, and a run of later architect-built work on the same generous plots.
The most established money in the county, and rooms furnished to match — formal dining and drawing rooms with good hand-knotted rugs that were bought or inherited to be kept rather than replaced.
The Biltmore Forest problem
Stone is the local complication. A flagstone or slate floor over a slab in a shaded house runs several degrees below the room all summer, and a cool surface under a wool rug is where the air in that room gives up its moisture first. Nobody sees it, because the pile feels dry and the damp is in the cotton foundation against the stone. Add the canopy — these lots are dark, so nothing on the floor ever gets sun on it — and a hearth that runs from October to April, which puts fine ash and woodsmoke particulate down into the pile all winter and then bakes the room dry enough to shrink a foundation that spent the summer swollen. That annual swing between damp and desiccated is harder on an old rug than any amount of walking on it.
