What Biltmore Park is built from
South Asheville, developed by Biltmore Farms around the Biltmore Park Town Square urban village — roughly five hundred and fifty houses plus townhomes and apartments, most of them built from the 1990s onward on slab or crawlspace, with tight modern envelopes.

The Biltmore Park problem
New construction here fails in the opposite direction from the old houses. A tight, well-insulated envelope does not leak air, which means it does not passively dry either, and the only dehumidifier in the building is an air conditioner that barely runs in a summer with an average of nine afternoons a year above ninety degrees. So the house holds what it takes on. Rugs sit on slab or over a crawlspace at a humidity that stays high for months, under furniture, on hard flooring that absorbs nothing. The usual tell is that the rug in the main room is fine and the one in the guest bedroom with the door shut has quietly gone sour. Downsizing does the rest — a nine-by-twelve made for a larger room ends up with heavy furniture standing on all four corners, crushing the pile and stopping what little air movement there was.
