What Grove Park is built from
Platted and built out for E. W. Grove between 1908 and 1914 and laid out by the landscape architect Chauncey Beadle, with the Kimberly Amendment added in 1923. Two hundred and ninety contributing buildings across two hundred and thirty-two acres of curving hillside streets: Colonial Revival, Tudor Revival and craftsman bungalows, with a great deal of stone, stucco and exposed timber.
Long-tenured households on Kimberly, Charlotte Street and the streets below Sunset Mountain, and a strong second wave of buyers restoring the Tudors. Good rugs, old houses, and owners who ask what a repair will do to the rug before they ask what it costs.
The Grove Park problem
The streets here climb, and so do the houses. A Grove Park house typically has a lower floor set into the hill with two or three walls in the ground and one window wall facing down the slope, and that floor is where the piano, the library and the good runner ended up. Ground water moves laterally through a hillside after a wet week and arrives at those walls, and there is no drying force to answer it: the room is below grade, the summer is too mild for the air conditioning to run, and an air conditioner is the only mechanical dehumidifier most of these houses have. On top of that, these are Tudor and craftsman rooms built around fireplaces, so hearth rugs take spark burns and a winter of soot. Damp foundation, sooted pile, and a room that stays cool enough that nothing dries out on its own.
