What Kenilworth is built from
A 1920s hillside suburb on the rise between downtown and Biltmore Village, wrapped around the flank of Beaucatcher Mountain. Tudor Revival and Colonial Revival houses, brick and stucco bungalows, stone retaining walls everywhere, and streets that switchback rather than run straight. The South Asheville Cemetery, the oldest and largest public Black cemetery in the state, sits within the neighborhood.

The Kenilworth problem
Kenilworth is built on a hill and the hill runs water. Every one of these lots is terraced, and a house at the bottom of a run of terraces takes what the ones above it shed — not a flood, just a foot of wall that is never quite dry from November to May. Downhill rooms and garages that have been finished into living space are where the damage collects. The second thing here is what comes in on shoes. These streets are steep, wet leaf litter sits on them for two months of the autumn, and leaf tannin in a wool pile stains brown and sets. Underneath the leaves is grit off the shoulders and the winter sand, which is hard, angular and works straight down to the knots.
