What Black Mountain is built from
A town of its own, incorporated in March 1893 about fifteen miles east of Asheville at roughly two thousand three hundred feet, with the Swannanoa River running east to west through it. Cottages and frame houses in the old town grid, Arts and Crafts and stone-and-timber work on the slopes, and a long tradition of summer houses and assembly cottages up toward Montreat.
Retirees, artists, long-standing valley families and a real seasonal population — a set of houses that are shut for the winter rather than for the summer, which is the reverse of most markets.
The Black Mountain problem
Two things at once. The first is the river. Black Mountain sits on the Swannanoa near its head, and Helene put record water through this valley in September 2024; power, water and sewer were out for days and roads and bridges went with it. River flood water is not clean water — it crosses yards, roads, garages and fuel tanks on the way in — so a rug that took it needs the contamination flushed out of the foundation rather than dried on the surface. The second is the closed mountain house. Somewhere shut from October to May with the heat off and the shutters closed sits cold, still and damp through the wettest part of the year, and what greets the owner in the spring is not dirt, it is a foundation that has gone slack and a room that smells of it.
