The stretch north of downtown along Merrimon Avenue and up into Beaverdam: Lakeview Park built around Beaver Lake, which the Lake View Park Company first flooded in 1923, plus Norwood Park, Beaverdam Valley and the streets around the university. Mostly interwar and post-war houses on generous lots, many with finished lower levels.

Established families, university households and a steady stream of retirees who moved here for the climate. A lot of rugs in this part of town arrived from somewhere colder and drier and have never been washed since.

Beaverdam is a valley with a creek in it, and creek valleys hold cold air and fog after dark well into the summer. A house sitting in that, with a lower level dug into the valley side, spends June to September in air that a July daily average around seventy-four degrees never makes the air conditioning work hard enough to dry. The result is not a stain and not a flood; it is a rug that has been at a humidity it cannot dry at for four months, and an owner who notices in October that the den smells like a cupboard. That smell is microbial growth down in the foundation, which is why it comes back a week after anything is sprayed on it.
